October 2026 market averages for rental homes in each area. Each development may come out above or below, depending on location, views and amenities.

Before you decide

Three decisions that drive your yield

Holiday let or long-term let

A holiday let earns more per night, but management costs 20–25% of what you take and you pay the utilities. A long-term let gives steady income with less work and lower costs.

Try it in step 2 of the calculator.

How much to borrow

With a mortgage you put in less money, but the repayments come out of the rent. If the net yield is below the interest rate, the mortgage cuts what you keep each year, although capital growth still works on the full price.

Try it in step 3 of the calculator.

Where and what to buy

Within the same area, distance to the beach, views, the pool and the tourist licence set the nightly rate and occupancy. Your adviser will tell you which developments tick every box.

FAQ

What investors ask

The most common questions before buying to let on the coast. For your specific case, an adviser will answer in your language.

Talk to an adviser

Can I rent the property to tourists?

Yes, if the property meets the regional rules and you register it as a tourist rental. Since 1 July 2025 you also need a number from the Single Rental Register to advertise it.

Since April 2025, in buildings with a community of owners, tourist lets must be allowed by the statutes or approved by three-fifths of the owners. Before you reserve, we tell you which developments allow it.

What tax do I pay on rental income?

Non-Resident Income Tax. If you live in the EU or EEA you pay 19% on profit: income minus management, community fees, insurance, IBI, mortgage interest and depreciation, in proportion to the days rented. If you live elsewhere, 24% on gross income, with no deductions.

For the days you don't rent it out you pay tax on deemed income based on the cadastral value, plus IBI every year. Everything is declared on form 210.

How much does it cost to buy a new-build home?

On top of the price: 10% VAT, stamp duty (AJD: 1.4% in the Valencia region, 1.5% in Murcia and 1.2% in Andalusia) and about 1.5% for the notary, land registry, gestor and lawyer. In total, 12–14% of the price. The calculator adds them up for each area.

How much will a bank lend me if I don't live in Spain?

Between 60% and 70% of the price, over up to 25 or 30 years, depending on your country, income and bank. You provide the deposit and purchase costs. We put you in touch with lenders who work with foreign buyers.

Who handles the rental if I live abroad?

A local management company: it lists the property, looks after guests, organises cleaning and maintenance and pays you each month. For holiday lets it usually charges 20–25% of income plus VAT; for long-term lets, 8–10%. We introduce you to trusted managers in each area.

Where do the calculator's figures come from?

We combine holiday-let and long-term rental market data for each area (average nightly rate, occupancy and monthly rents by number of bedrooms), the usual costs of a new-build home and the tax rules in force in October 2026. They are averages: with your adviser we fine-tune the numbers for the development you like.
