What you should know before buying
Six clear answers for buying a new build in Spain with complete peace of mind. And for everything else, a Homiia advisor in your language.
How do you buy a new-build home?
You reserve your home with a deposit, sign the private contract and pay 20–40% in instalments during construction. The rest is paid on handover of the keys, with a mortgage if you need one. Every payment on account is protected by law with a bank guarantee or insurance.
What costs should I expect?
10% VAT, stamp duty (AJD, 1.5% in the Valencia region) plus notary, land registry and administration fees. Allow 12–14% on top of the price.
Do I need an NIE?
Yes: the foreigner identification number is required to buy. You apply for it at the consulate or in Spain, and we help you get it, along with a bank account.
Can I get a mortgage from abroad?
Spanish banks lend non-residents 60–70% over up to 25–30 years. We guide you with our financial partners and the list of documents.
Can I rent it out when I’m not using it?
Yes, with a holiday-let licence depending on the municipality. We check which developments allow it and put you in touch with trusted management companies. Gross yield of 5–8%.
And after the purchase?
Key handover, electricity, water and internet connection, local registration and your annual taxes (IBI and non-resident income tax). We stay by your side once you live here, always in your language.
