Renting out your home

What you need to rent it out

Renting in Spain is simple if you prepare for it when buying. Before reserving we check that the development allows the use you have in mind and, after handover, we introduce you to trusted management companies in each area.

  1. Tourist registry of your regionTo rent to tourists, the home is registered as a tourist dwelling in the Valencia region, the Region of Murcia or Andalusia, meeting each municipality's requirements.
  2. Single Rental RegistrySince 1 July 2025, this national registry number is mandatory to list the home on rental platforms.
  3. Owners' community permissionSince 3 April 2025, tourist rentals in a building must be allowed in the statutes or approved by three-fifths of the owners. We tell you which developments allow it.
  4. A trusted management companyIt handles listings, guests, cleaning and maintenance, and pays you every month. Holiday: 20–25% + VAT. Long-term: 8–10% + VAT.
  5. If you rent by the yearA primary-residence lease with a one-month deposit. The tenant can extend it up to five years and you can insure against non-payment.

Frequently asked questions

What investors ask us

The most common questions before investing on the coast. For your specific case, an advisor will answer in your language.

Talk to an advisor

How much money do I need to start investing?

The developments in our catalogue start at €149,500. With a mortgage, banks lend non-residents up to 70% of the price; you contribute the rest plus purchase costs, about €64,000 in total for that home. Without a mortgage, budget for the price plus 12–14% in costs.

Is it safe to buy off-plan?

Yes, with the guarantees required by law. Every amount you pay before the keys must be guaranteed by a bank guarantee or insurance and deposited in a special account. If the build isn't finished or isn't delivered on time, you get back what you paid plus legal interest.

Before reserving we review the building licence, the developer and the payment plan with you.

Can I buy without travelling to Spain?

Yes. You can reserve and sign the contract remotely and, for the deeds, give a power of attorney to someone you trust or to your lawyer. You'll need an NIE and a Spanish bank account; we help you with both. And if you'd like to see it first, we organise your viewing trip.

When do I start receiving rent?

When the home is handed over, furnished and registered for rental. If you buy off-plan there's no income during construction; with a ready-to-move-in home you can start within a few weeks. Include furniture and licence paperwork in your budget.

Can I get residency by buying a home?

Not any more. The so-called golden visa for property investment ended on 3 April 2025. If you're an EU citizen you can live in Spain without that visa; if not, there are other routes, such as the non-lucrative residence visa, which don't depend on buying a home.

Do I buy in my own name or through a company?

For one or two homes, buying in your own name is usually the simplest and cheapest to maintain. A company can make sense with several homes, but it changes the taxation and adds management costs. Our tax advisors review it with you according to your country of residence.

And if I want to sell one day?

You can sell whenever you like. As a non-resident you pay 19% on the gain, the buyer withholds 3% of the price on account and the town hall charges the municipal capital gains tax. If you want to sell before handover, some developers allow the contract to be assigned: we check this before reserving.
