Buying in Spain: directly from a developer or through an agency?

Buying guide

Buying a property abroad takes careful preparation. Here we explain the key considerations for buyers living outside Spain who are thinking about purchasing an apartment or a house there.

Two routes to the same property

You can find a new-build home directly through a developer or through an agency working with that developer. The main difference lies in the search process and buyer support, rather than either option automatically offering a better price.

What can a good agency offer?

An agent can compare properties across different developments, help organise viewings, explain the practicalities for buyers living abroad and coordinate communication with the developer. Ask about the actual scope of after-sales support, their knowledge of the area and how they are paid.

What does an agency not replace?

Even a helpful agent is no substitute for an independent lawyer or a qualified property inspector. Separately verify the permits, the selling company’s documents, protection for advance payments, the schedule and responsibility for any delays.

Does buying directly mean paying less?

There is no universal rule. Price lists, special offers, property availability and agents’ remuneration arrangements can vary. Request a written quote for exactly the same property and check the total price, including taxes, fixtures and fittings, and fees.

How should you decide?

Choose the route that offers transparent costs, a clearly defined scope of support and sound documentation. The specific development and the quality of the checks matter more than where you first made contact.
