2. What data we process
- User account: name, email, phone, nationality, language, password (encrypted) and your newsletter choice.
- Contact, Discovery Trip booking or advice forms: the details you give us and the home or development you are interested in.
- Account activity: favourite homes and floor plan downloads.
- Home selections sent by an advisor: link opens, viewing time and likes/dislikes, so we can fine-tune our proposals.
- Smart search: the text you type to describe the home you want. Please do not include personal data in that field.
- Technical data: IP address, browser and device, and the cookies you accept.
3. Why we use it
- To manage your account, favourites and access to floor plans.
- To answer your enquiries and prepare home proposals for you.
- To send you commercial communications and our new-build newsletter, unless you opted out.
- To produce statistics and market studies to improve our service.
- To keep the website secure.
4. Legal basis
- Pre-contractual steps or contract: account management and handling your requests (art. 6.1.b GDPR).
- Consent: newsletter, commercial communications and non-essential cookies (art. 6.1.a GDPR). You may withdraw it at any time.
- Legitimate interest: security, statistics and measuring selections an advisor sends at your request (art. 6.1.f GDPR).
- Legal obligation: record keeping and anti-money-laundering checks when we take part in a sale (art. 6.1.c GDPR).
5. Recipients
We never sell your data. We only share it with service providers (hosting and database, email delivery, AI to interpret searches, maps) under data processing agreements, with developers when you ask for information or a viewing of a specific development, and with authorities when required by law.
Some technology providers may be located outside the European Economic Area (e.g. the USA). Such transfers rely on the EU-US Data Privacy Framework or the European Commission's standard contractual clauses.
6. How long we keep it
- Account: until you delete it.
- Enquiries and proposals: for the duration of our relationship and up to 3 years after your last contact.
- Newsletter: until you unsubscribe.
- Selection browsing data: 24 months.
- Afterwards, data is kept blocked only for the legal limitation periods.
7. Your rights
You may at any time exercise your rights of access, rectification, erasure, objection, restriction and portability, and withdraw your consent, by writing to sales@homiia.com or Av. Alfonso El Sabio, 03002 Alicante (España), stating the right you wish to exercise. If you believe we have not handled your data properly you may complain to the Spanish Data Protection Agency (www.aepd.es) or to the authority of your country of residence (in Poland, UODO: uodo.gov.pl).
8. Mandatory data
Fields marked with an asterisk (*) are required to handle your request; without them we cannot process it. You confirm that the data is accurate and undertake to tell us about any changes. The website is not intended for children under 14.
9. Security
We apply appropriate technical and organisational measures (art. 32 GDPR) — encrypted connections, encrypted passwords and role-based access control — to prevent loss, alteration or unauthorised access to your data.
